ENFIA to be paid as of September

The calculation of this year’s Single Property Tax (ENFIA) dues, which will be the same as last year’s but paid in six tranches instead of five, will begin in early September. Therefore the first monthly installment will be due by September 30 and the last by February 26, 2021. Property owners will only be able to access their pay notices as of mid-September.

New objective values for properties expected in 2021

The planned adjustment of the property rates used for tax purposes, known as “objective values,” will now be completed next year, along with the reduction of the Single Property Tax (ENFIA) originally scheduled for 2020.

The health crisis put the brakes on government planning, as surveyors were unable to complete their work. This should resume soon provided conditions allow for it.

Do you own property in Greece? ENFIA dues will be released on Monday

Property owners around Greece as well as those living abroad will find out the amount of taxes they will pay for this year on Monday.

The online site Taxisnet will upload the single property tax (ENFIA) dues for this year so that 7 mllion property owners from around Greece can find out how much they owe. The first installment of the tax is due by the end of the month whereas six tranches will need to be payed by the end of February 2021.

Taxes are expected to more or less stay the same with the majority of property owners paying the same as last year.

First ENFIA tranche due by end-October

The Finance Ministry is offering property owners the opportunity to pay both their first and second installment of their Single Property Tax (ENFIA) dues for this year at end-October without any penalties.

Minister Christos Staikouras said on Tuesday that in the next few days a legal clause will be submitted in Parliament to facilitate property owners’ payment of obligations. It will allow them to pay the September tranche either on its own by the end of the month or pay both September and October ENFIA installments by October 30.

Any property owners that had no changes to their real estate properties over the last year will pay exactly the same ENFIA as they did in 2019, with the exception of those living on the 26 remote exempted islands. More than 1 million property owners will only pay 50% of the tax or be fully exempt due to meeting certain income criteria.

Which areas face property taxation hikes

Over 7,000 property zone rates have gone up as of January 1 with the application of the new taxable value of properties, known as “objective values.” That pushes up dozens of taxes and charges related to real estate, as well as raising the cost of property transactions.

Several areas of the country were previously not included in the objective values system, such as Zakynthos, Cephalonia, Chios, Samos, Patmos, Karpathos, Ilia, Nafpaktos, Kythira and other areas with significant tourism activity. In those areas the Single Property Tax (ENFIA) used to be calculated based on the lowest zone rate of the same municipality or regional entity. Now each property’s ENFIA is based on its own features – i.e. the real value of each asset – taking dues much higher.

The new zones (new inclusions and extensions of existing ones)... face considerable changes:... Ithaki has seen a 250% leap to €2,100/sq.m.... on Cephalonia by 79% to €1,250/sq.m.

Gov’t frets over ENFIA dues

The process for the calculation of the new Single Property Tax (ENFIA) is about to be completed, and by April 30 the bills will be forwarded online to all property owners. However, the big challenge for the government now is to see the taxes paid in time, given the general conditions.

The ENFIA dues will be reduced this year for about 5 million owners; another 900,000 will pay the same, while some 350,000 will see small or large hikes in comparison with the 2021 dues.

ENFIA statements available online from today, Wednesday, 11/05/22, payment in ten installments by following dates:
  1. 31/05/2022
  2. 30/06/2022
  3. 29/07/2022
  4. 31/08/2022
  5. 30/09/2022
  6. 31/10/2022
  7. 30/11/2022
  8. 30/12/2022
  9. 31/01/2023
10. 28/02/2023

I haven't used this but I understand statements are available (in Greek) from aade.gr Declaration E9 / ENFIA. From that page you log-in using your personal Taxisnet password and select year 2022. Probably easier to let your accountant do it unless you're fluent in Greek.

ENFIA smiles for four in five
Millions of property owners will see their dues reduced this year, with only a few facing hikes

The new payment slips for the Single Property Tax (ENFIA), uploaded on the online platform of the Independent Authority for Public Revenue, show reductions that in some cases reach up to 45-50%.

The abolition of the supplementary tax has become obvious for most owners with assets valued at more than 250,000 euros; during the decade-long crisis years it was they who bore the brunt of property tax to help the fiscal adjustment.

Some significant reductions have also been observed for smaller properties, even those whose zone rates posted a significant increase upon the adjustment of the taxable prices known as “objective values.”

However, there are also cases where ENFIA dues have soared this year: This is not only in areas that were not previously included in the objective value system, such as Mykonos, Ikaria, Ithaki and others, but also in the center of Athens, where owners have to pay 50-60% more ENFIA, and in some instances 70% more than last year.

More than 1 million taxpayers will be exempted from ENFIA property tax this year, authority says

Over 1 million property owners will be exempted from paying property tax (ENFIA) in this year's filinngs, either because of low income and assets or because they live in areas affected by natural catastrophes, according to official data.

An analysis of data from the Independent Authority for Public Revenue (AADE) also shows that compared to 2018, there are 171,703 fewer people that will need to pay ENFIA in 2023.

The average ENFIA payment dropped 31% from 489 euros in 2018 to 368 euros in 2023.

Window for property declaration amendments

Just before the calculation of the new Single Property Tax (ENFIA), the tax administration calls on property owners to correct errors and omissions that can lead to the reduction of their dues.

These changes should be made by March 31. Until that date, those who in the previous year bought or acquired a property through parental support, donation or inheritance, as well as those who sold or transferred real estate to their children or their grandchildren can change their E9 form.

That does not apply to the 100,000 owners who bought or sold realty after July 2023: For them, the E9 has already been filled in based on myPROPERTY data.

ENFIA payable in 11 tranches this year

The installments for the payment of the Single Property Tax (ENFIA) are increasing with an amendment submitted by the Ministry of National Economy and Finance to Parliament. At the same time, the deadlines for submitting the E9 form of realty declarations for those who want to make corrections are changing, while properties affected by natural disasters are exempted from ENFIA.

Based on the proposed changes, this year’s ENFIA settlement will be payable in 11 monthly installments instead of 10, with the first installment due on April 30 and the last on February 28, 2025.

Due to the increase in installments and the earlier issuance of the ENFIA pay notes, taxpayers who want to correct their data in the property register this year (by adding or removing properties) will have to submit their E9 by March 8, and not by March 31, as was the case until now.

In 2025 the installments for the repayment of ENFIA will rise to 12 according to the amendment.
